Why Did Presence Rise While Recommendation Coverage Fell?

UWM is one of the clearest examples in the current panel of why presence and recommendation coverage must remain separate.

From July to September:

  • recommendation coverage declined from 21.3% to 9.8%;
  • presence coverage increased from 42.0% to 44.3%; and
  • average recommendation rank worsened from 2.26 to 3.00.

These three metrics describe different behaviors.

Recommendation coverage asks how often United Wholesale Mortgage was actually recommended across eligible matched responses.

Presence coverage asks whether UWM appeared at all, including responses where it was merely discussed, compared, listed, or mentioned.

Information Timing and Prospective Validation

Prospective testing requires a strict information cutoff.

UWM Holdings announced second-quarter 2026 results on August 5, 2026, inside the July-to-September AI observation window.

The company reported:

  • $39.7 billion of second-quarter loan origination volume;
  • $23.8 billion of purchase originations;
  • $15.9 billion of refinance originations;
  • a 133-basis-point total gain margin;
  • $888.0 million of total revenue;
  • a $451.9 million net loss;
  • $185.9 million of adjusted EBITDA; and
  • approximately $1.3 billion of available liquidity at June 30, 2026.

  7. total origination volume;

Second, test broader operating and financial outcomes:

  1. mortgage servicing income;
  2. servicing portfolio size and characteristics;
  3. revenue;
  4. adjusted EBITDA;
  5. liquidity and capital structure;
  6. analyst estimate revisions;
  7. earnings surprises; and only then
  8. later excess stock returns.

The preferred design remains a walk-forward framework in which conventional mortgage-market, commercial, operational, financial, and market variables enter the baseline model first.

AI variables should then be added to test whether they contribute incremental information.

A null result is a valid outcome.
